Access statement for Lakeside Lodge

Lakeside Lodge is situated in the grounds of Ty Taf Fechan, which is located in a rural part of the Brecon Beacons, 6 miles north of Merthyr Tydfil and 2 miles north of the village of Pontsticill, adjacent to the Pontsticill and Pentwyn reservoirs. The lodge was built as a double garage/fitness rooms/hobby rooms building in 2010, and converted to a holiday let in 2013.

The lodge has a large lounge and dining area, a kitchen and downstairs utility room,  wc and shower room. Upstairs is a double bedroom and a twin room, with a wc between the bedrooms. There is a decking area outside and guests can use the landscaped Japanese garden for rest and relaxation.

The lodge is located in a very rural setting. The area is perfect for outdoor activities such as hiking, fishing, and cycling and mountain biking. Other attractions in the area include the Brecon Beacons mountain railway and the county town of Brecon.

Pre-Arrival

  • We are located 2 miles north of Pontsticill in the Brecon Beacons.
  • For full instructions on how to reach us, please see the ‘Contact Us’ section of our website www.tytaffechan.com . This section has an interactive map for you to see where we are or to plan your route. Alternatively, to get directions, type in our postcode, CF48 2UR, into your Sat Nav.
  • The nearest train station is in Merthyr Tydfil. It has regular connections to Cardiff.
  • The nearest bus route to us stops at Pontsticill, but it is an irregular service, and you are not advised to use it.
  • Taxis are available from outside the train station. If necessary we will provide a collection service from the train station to the house.
  • Cardiff airport is 45 minutes by car. Many airlines operate from Cardiff.
  • There are no shops in the area. The nearest shops, banks, medical facilities and restaurants are in Merthyr Tydfil. There are two pubs in Pontsticill for eating out., and several more pubs and restaurants in Talybont and Merthyr Tydfil.
  • We regret that we are unable to accommodate guests’ pets but of course do welcome assistance dogs.

Car Parking and Arrival.

  • There is a large area available for parking on the private driveway. Visitors’ cars and taxis are able to drive into the property. Guests to the lodge are asked to park outside the lodge.
  • Access to the property is only via the driveway. There is a fence around the property, and a wooden gated fence between the house and the paddock.
  • There is a security light outside the front door for anyone arriving at night. The

driveway is laid with small stones.

  • Entry is via the side door, with a step of 6 inches. There are two other doors on the ground level. The front door has a step of 3” and the back door a step of 6”.
  • Entry through the side door leads to an entrance with stairs going up to the right or another door directly in front leading into the lounge/dining area. There is a light above the side door.

Lounge and dining area

  • The lounge is well lit with sofa seating for four people as well as a coffee table, bookcase,  large flatscreen HD television and dvd player. Television is via freesat.
  • There is plenty of natural light from the front windows and doors as well as a side window.  For privacy the front doors and windows have net curtain and curtain, and the side window has a blind. Spotlights in the ceiling provide light for the evening.
  • The dining area has a wooden table and chairs for four people.
  • In this area is a private cupboard with the owner’s possessions. There is also a cupboard which houses the boiler and a variety of cleaning materials such as mops, buckets, dustpan and brush etc.
  • There are 3 radiators in this area.
  • This area has a laminate oak floor.
  • There is a step of 7” up into the kitchen area.

Kitchen

  • The kitchen is fitted with a large surface worktop and houses an electric oven, electric hob,  freezer, fridge and a microwave.  There is a large hood and vent over the hob for the expulsion of fumes and steam. A washing machine is available for use, and is stored in the woodshed.
  • There is a radiator.
  • There is a side window, with a blind, for light, as well as light streaming in from the back doors.
  • There are further doors leading to the utility room and the patio decking.

Utility room and downstairs wc and shower room.

  • This room has space and hooks for the storage of coats, wellingtons, boots etc.
  • The utility room has one radiator and a light.
  • The utility room has a door which leads to the wc and shower area. The wc/shower room has a small window. The room is completely tiled. The toilet is 16” high, and there are no hand rails.
  • The kitchen, utility room and shower room has floor tiles. The walls are mainly tiled, with some walls painted.

Upstairs

  • The bedrooms are reached via the stairs, which curve to the left. There is a handrail all the way up, and light at the top of the stairs. The 13 steps are 8” high.
  • At the top of the stairs are two bedrooms. The main room is to the left and holds a king sized bed, wardrobe, dressing table, full length mirror, bedside cabinets with reading lights and a chest of drawers. There are two windows, one with curtain and one with a blind.
  • The other bedroom is to the right of the stairs and holds twin beds, a chest of drawers and a wardrobe. Guests have a reading light each.
  • There is a large door which can open out onto a Juliet balcony. This room will probably be used by children so the key for this door is stored high up in the main bedroom.
  • There is a view from this room to the hills, the reservoir, the paddock and the decking below.
  • Between the two bedrooms is a small room with wc, hand basin, mirror, light and shaving light.

Outside

  • Guests have the use of the wooden decking area to rest and relax. They are also invited to enjoy the Japanese garden area and landscaped garden. This area has paths laid with small stones as well as a picnic table.
  • Guests are asked not to go onto the patio area of the main house or down onto the garden where there are fishponds.
  • An airer is provided and a rotary washing line for drying clothes.
  • There is a fence separating the guest’s area and the paddock. The guests are not encouraged to go over the stile into the paddock. Inside the fence is an electric wire with a 12 volt shock to discourage the horses from coming too close.

Miscellaneous

  • There is a cat on the property, though he is not encouraged to go into the guests accommodation
  • There is an integrated fire alarm system, with alarms in the lounge, side entrance and top of the stairs.
  • There is a carbon monoxide alarm fitted in the stairwell.
  • There is a fire extinguisher and a fire blanket in the kitchen.
  • There is a first aid box provided.
  • The light sockets in the building are approximately 18” high and the switches are approximately 48 inches high.
  • In the lounge there is a bookcase with a choice of books. There is also a range of DVD’s for the guests use. Also provided is an information folder with brochures for ideas of what you can do, places to visit, nearest facilities, pubs and restaurants etc
  • There is no mobile phone service from the accommodation.
  • There is no internet access.
  • There is a washing machine for guests stored in the woodshed. There is a strict policy of no children allowed in the woodshed.
  • Bicycles can be stored in the woodshed. This is locked at night but bikes are left at the owner’s risk.
